Submitting the form on this website creates an enquiry, not a confirmed booking. A stay is only confirmed once we have replied in writing confirming the residence, the dates and the rate, and you have accepted that quote.

Availability shown on this site is indicative. Residences may be let through other channels, so we confirm availability at the point of quoting.

Rates are not published on this website. They vary with season, length of stay and how far in advance the booking is made, and are quoted per enquiry. A quote is valid for the period stated in it.

We describe each residence as accurately as we can, and publish what a residence does not have alongside what it does. Photographs show the actual residence. Furnishings and finishes may change over time as items are maintained or replaced.

Where a residence is marked as in preparation or awaiting photography, no representation is made about its condition or availability.

Each residence has house rules published on its page, and these form part of any stay. In summary: no smoking indoors, no parties or events, and quiet hours are observed in accordance with the rules of the building concerned.

No payment is taken through this website. We will never request card details by email. Payment arrangements are agreed directly after a booking is confirmed.

We take reasonable care to keep the information on this website accurate and current, but it is provided without warranty. To the extent permitted by law, we are not liable for loss arising from reliance on information published here.

Nothing in these terms limits any right you have under the Consumer Protection Act.

These terms are governed by the laws of the Republic of South Africa.
