Eventually, we would rather build them.
Buying good property is the current business. Building it is the intended one, a development arm producing residences for the collection, and in time for others.
Every residence we have bought has taught us something we would have designed differently.
A decade of holding and correcting other people's buildings is an expensive education in what a well-made residence actually needs: where the light should land, how a small apartment should be laid out, which finishes survive guests and which ones photograph well for a season and then fail.
The development arm exists to put that education to work from the foundation up rather than in retrospect. It is the direction the business is deliberately moving in.
Repositioning
Buying what is undervalued and correcting it properly.
Repositioning is the disciplined version of what the market calls flipping. The difference is what happens between purchase and sale: structure before surface, compliance before styling, and a finish specified to last rather than to survive a viewing.

Acquire
Stock is bought on fundamentals: position, light, structure, and what the building could be rather than what it currently is.

Correct
Fabric first. Roof, damp, services and layout before anything cosmetic. The order matters; reversing it is how people lose money.

Furnish
Specified once, properly, to a standard that survives short-stay turnover rather than photographing well for one season.

Hold or return
The residence either enters the collection or goes back to market. That decision is made on the numbers, not on sentiment.
Current position
The development arm is in formation. We are not going to publish a pipeline of projects that does not exist yet. When there is a site, it will appear here with its own page and its own photographs.
